Do I Need a Structural Engineer or a Foundation Repair Company?

It depends on what you need first: an unbiased answer, or a repair. Foundation repair companies are salespeople as much as they are contractors, their estimate is built around a fix they sell, which means the diagnosis and the solution come from the same source.

A structural engineer has no stake in whether repairs happen or what they cost. We evaluate what’s actually going on, cracking, settlement, movement, and tell you honestly whether it’s cosmetic, worth monitoring, or something that needs repair.

If repair is warranted, our written report gives you an independent basis to get quotes and evaluate whether a proposed fix actually matches the problem.

What Causes Stair-Step Brick Cracks?

Diagonal, stair-step cracking in brick veneer follows the mortar joints, stepping up or down along the brick coursing instead of running straight through the brick itself. It’s one of the most common signs of foundation movement, but not the only cause.

Differential settlement, when one part of the foundation settles more than another, is the usual culprit, often tied to soil conditions, drainage issues, or original construction. Thermal expansion and minor settling can also produce small stair-step cracks that are cosmetic rather than structural.

The width, location, and whether the crack is still growing all factor into distinguishing a maintenance issue from a foundation problem worth investigating further.

Can I Remove This Wall?

Maybe, but not without knowing whether it’s load-bearing first. Load-bearing walls carry weight from the roof or floors above down to the foundation, remove one without a plan and you risk sagging framing, cracked finishes, or worse.

Interior walls running parallel to roof ridges or perpendicular to floor joists are common load-bearing candidates, but framing doesn’t always follow the pattern you’d expect, especially in older or additions-modified homes.

Before any demolition starts, we identify which walls are actually carrying load, size the beam or header needed to replace that support, and give your contractor documentation to build from and pull permits with.

Are Drywall Cracks Normal?

Most are. Homes naturally expand and contract with humidity and temperature, and drywall seams, corners of doors and windows, and ceiling-to-wall joints are common spots for small, hairline cracks that are purely cosmetic.

What separates normal settling cracks from something more serious is pattern and company. A single hairline crack over a doorway is rarely cause for concern on its own. Cracks that are wide, diagonal, recurring after repair, or appearing alongside sticking doors, sloping floors, or exterior cracking are worth a closer look.

When Should I Worry About Foundation Settlement?

Some settlement is normal, nearly every home settles slightly in the years after construction as soil compresses under the new load. The question is whether that settlement has stopped or is ongoing, and whether it’s uniform or differential.

Warning signs worth taking seriously include cracks wider than a quarter inch, cracks that keep growing, doors and windows that suddenly stick, visibly sloping floors, or gaps opening between walls and ceilings or trim.

Drainage and soil moisture are frequent drivers of ongoing settlement in North Alabama’s clay-heavy soils, so what looks like a foundation problem sometimes starts with grading or gutters. An evaluation identifies the actual cause before you spend money treating the wrong symptom.

What to Expect at a Structural Evaluation

A typical visit starts with a walkthrough of your specific concerns, the cracks, sloping floor, or inspection note that prompted the call, so we understand what you’re seeing before we start looking ourselves.

From there, we inspect the relevant structural elements: foundation, framing, load paths, and any visible signs of movement, both inside and outside the home. We’ll explain what we find in plain language as we go, not just in a report you read later.

Most residential visits take one to two hours. You’ll receive a written report within a few business days summarizing findings, severity, and practical next steps, whether that’s no action needed, monitoring, or repair.
